12 Tips for a Successful Open House 1. The house must shine. Make sure the lawn is mowed, the bushes are trimmed, and the flower beds are freshly mulched. Spending a few hundred dollars on exterior painting can return thousands of dollars in the sales price.
2. The inside must look new. Paint is cheap. If a room could be brightened with a fresh coat of paint, do it.
3. Make cosmetic repairs. Fix holes in the walls and replace chipped tiles. Tighten loose door knobs and kitchen handles. Oil squeaky hinges.
4. Let in as much light as possible. Turn on lights even during the middle of the day.
5. Get rid of the clutter. Don't just hide it somewhere, get it off the premises. Every room must be available for inspection and needs to look as spacious as possible.
6. Set the dinner table as if you're getting ready for a dinner party. The idea is to show that your home is a place where they'll be happy to entertain their guests.
7. Kitchen and bathrooms must be absolutely spotless.
8. Keep the house at a comfortable temperature. The house should be cool in the summer months and warm in the winter months.
9. Remove some of your possessions. Make your home look as roomy as possible. No floor to ceiling clutter or large items.
10. Put your pets somewhere else. Dogs should not be present and interfere with a buyer's ability to view the house.
11. Bad smells kill deals. Make sure the home is clean and odor free. No pet smells or cigarette odors. 12. Leave the home. Part of the Realtors job is to show the house. Potential buyers need to view the house freely and feel comfortable in doing so.
